Well been a bit but no news is good news. Dropped a valve seat and scored the top of the piston. Builder made sure to do everything to prevent it but guess just a total fluke. Hes replacing the heads as well because it was the same cylinder nymber as before it was rebuilt, so he thinks the head is bad. So engine has to be pulled and rebuilt. Really bummed but I guess better now than later. Would have preferred never but...... Having the rear axle seals replaced and lunchbox thrown in while its there too. I'd do it but just don't have the time right now. So hopefully in the next month I'll get it back. Driving my dads back up WJ with the 4.0. Gawd thing is slow in comparison.

In my huge town of 7k people there are 3 I known of. One is a HO that is clean, other is a rig beat to crap and last one is decent 4 banger. When I was in Denver I saw one every now and then but not often.

When the wife wanted to sell her KJ she wanted to get a newer jeep and shot that down. Told her I already have to work on my junk enough don't need more. Our sell on the GX was kind of a 4runner that was nicer with a V8 and cheaper. Heated leather, 3rd row and V8 standard, comparable 4RS were 3k+ more and obviously no V8. -

Nice rig. We picked my wife up a GX460 a bit ago and love it. Only thing I hate is parts are expesive and oil changes suck. Have to drop the skid. But it drives amazingly smooth. I'd eventually like to get a lx570 or another GX. After all the headache with my WJ I'm done with Jeeps as a daily. Love Jeeps as rigs but that's slowly becoming it. -
Ok and I knew the 92 had the fewest. Just crazy. I guess in comparison my WJ only had 6k made of its trim, the Columbia, and fewer of the 4.7HO.

Is 200k really the total production number? So less than 30k a year. Just seems off but I guess for how few I see.

Yeah that's a rip, we had it but it was $700. I'm trying to remember if it was shopable service or part of the lender fees.

Ok well just don't dip over into Douglass county. Water and taxes are expensive comparatively to jeffco and Arapahoe county. I dig the Columbia area. We where going to move there before we moved up the hill.

I think them and Ironman are top picks for anything MJ/XJ related but obviously more expensive. IRO would be my choice for anything quality that's affordable.

Alright party at Zambeezys! Derf check out older centennial. Like mineral to belleview and sanre fe to Colorado. There are a few of the older neighborhoods that are pretty nice and don't have HOAs. Plus a few have RV parking or at least a decent driveway for wrenching. Yellaheep who I got my MJ from lives of broadway and mineral.

Highlands ranch is the worst HOA ever, seriously people have horror stories of dealing with them. Beyond Highlands Ranch just sucking the HOA is a nightmare. I would get letters about my weeds being too tall, if I didn't have my snow shoveled the days of I would get a letter, if the grass wasn't the right height would get a letter, trashcans or weird things on the side of the house in sight I would get a letter, paint started to peel got a letter saying we would need to touch up or repaint. Best one was literally days after we sold our house they sent a letter saying the fence was no longer up to code and had to be replaced. On the flip side when I lived in Englewood no HOA but there where some house that needed to be burnt down because people just didn't give a F. Where is that one located at? I would honestly say living close to the light rail is a great option BUT it has some downsides. When I was going to school at Metro I lived up the street for it so it made getting downtown awesome. Just easy and convenient much rather buy a pass then deal with parking. Biggest downside and it's been a while since I rode it was the bums. They would just get on and go wherever. I believe they've cracked down on it

Is your's a CRD then? 42re should be behind all the others with the 3.7 As derf said can't swap them only option might be getting a manny. Or just saying f it and doing a LS swap with a 4l80/60. I personally hate the 42RE it's an absolute garbage tranny, the shifts points suck and it makes driving miserable. My wife had it in her KJ and I have one in one of my WJ's. I know there are a few products to improve the shift points and other issues but they still have a terrible lifespan and suck. When I was looking for my WJ I really wanted to get a 4.0 over the 4.7 but since there is nothing to do about the tranny said screw it.

My buddy tried that......didn't work. Maybe if the market wasn't what it was it could work. Location is going to be a big challenge with Denver right now. Anything, and I mean anything around Downtown is just stupid money and is going to be competitive. Places I would never go after dark are now the "hotspots". That whole Rivernorth/five points area blows me away. I remember 10 years ago when I was delivery driver I wouldn't go over there after dark. Ghetto AF. And Globeville! GTFU out here, Purina smelling dumpster fire......

Nice, I thought he wasn't going to continue with the turbo setups because of some of the difficulty getting it dialed in. I still would love a turbo 4.0.

Brushing it you're probably going to knock some stuff around.

I would use a wood glaze. Shouldn't really add color but will help maintain the distressed/antiqued look and seal it up. Homedepot has some stuff I used on one of my projects. can't remember what it's called but it's by the stains. Basically just glaze

No worries, sorry for the dissertation. I don't know any inspectors off the top of my head unfortunately. I tried finding the last person I used down there but can't find it. They did a good job where detailed but not to the point of being ludicrous. Person that bought our last house had someone test the water pressure and said it was too high. I had my buddy who was a plumber come out and said that made no sense. Basically the inspector hooked up a pressure gauge to the outside faucet and it was slightly higher so made the assumption the pressure was too high, but there's a whole bunch of other things that factor into it. Something to be weary of is roof inspections. They aren't worth a damn and all it is is a roofer taking money to provide a certificate saying the roof was "inspected" and has no issues. Have the inspector take a peek at the shingles but if the seller offers to have an "certificate" it really doesn't mean anything. And with the amount of hail storms down there unless someone replaced the roof within the past few years, like 2-3, it's going to be a problem. We had a seller try to pull that on us. Roof was the original and they had a "certificate" saying it was good. Had a roofer come out and say absolutely not, roof needed to be replaced. Depending on the age of home and location bentonite is a huge problem down there. If you are getting anywhere with a basement make sure they floated the walls otherwise they can crack. You should also be able to look at survey results to see if your in a hotspot. Last thing to check is furnace, AC and water heater, last 2 homes we bought had bunk AC's. Catch is you can only test the AC during certain temps. First house I was able to fix with the help of my HVAC buddy second house we needed to get a new AC. You can look at the manufacture date and if it's close to end of its useful lifetime see if the seller will offer a concession for you to replace them. Our seller's where pricks on the last house and said it worked so they weren't going to do anything, the realtor again useless didn't push for what I wanted. Wife didn't help as I wanted to walk but she "loved" the house only to hate it a year later. When we did ours (furnace,AC and water heater) after the water heater bit the dust that was 7k. That was a buddy price and all I paid for was the cost of everything and few hundred for my buddy to come install it. If you don't have a buddy like that expect 10k+ Another resources to look into for a loan is CHFA. https://www.chfainfo.com/ they can sometimes get you a better loan offer, but they have some contingencies in order to utilize them. Last thing home warranties are a joke. Going back to the HVAC issue above. Our realtor offered to get us a warranty because of my concern and wanting to walk. Said OK, well when the AC didn't work it was still going to cost me almost 2k out of pocket to fix because the issues was the refrigerant and that wasn't covered along with something else.
