House windows

I just built a house and went all out with windows.  I went with imported German Rehau brand triple pane tilt turn windows.  They are amazing as they actually seal well, unlike a double hung window.  I got them through a company in Cleveland, OH called Seemray who imports the windows.

 

As @watchamakalitstated, proper install is key to having a good working window and one that is drafty.

I'm working on doing the whole house, but in increments, so a couple at a time. @pizzaman09 we have a company in Colorado that does those, Alpen,  I've got a quote for there triple pane casements. I'm trying to decide on a brand and if I want to tackle the install or sub it out.

The ones I used were super simple, some sheet metal straps that were tied back to spacer blocks put around the window.  You can see it from this photo kind of.

This. I usually go whatever slightly higher than middle of the road is for quality. I also like specifying when ordering that I’d like new construction style instead of remodel. It means taking off whatever trim is around the window but I much prefer how they instal.

My opinion to offer would only be on who you talk to if your not doing them yourself... sry for my rant as it may be less the helpful you may be looking for...

 

Avoid the big companies with a 1-800 #. Bunch of damm thieves. We had some come in to quote replacing our existing wood frame windows with updated units. "Gee 9 windows - that'd be $18,000". Neither companies even measured the windows. Here we are now 6 years later and they are still calling/emailing spam *Anderson Windows*.

 

We found a local fella through word of mouth and got the 9 windows replaced with some other roof work for a whopping $3800.

 

I forget who told me this years ago but it goes a little something like "hire the fella with a working man's pickup- it'll be roughly 10 years old and have signs that work is getting done! Ladder rack, scratches maybe some dents. Avoid the folks that show up in a sub 3 year old truck that looks like its getting washed more than once a week. Can't stand the company's with commercials around here, won't call Em. Both of those windows look nice.

 That's kinda what I'm trying to figure out what middle is. From what they are telling me with the windows that are getting replaced I have to take new construction.

when i was about 30 and hadnt purchased my home but about 5 yearsbefore.i got an installer that i seen on tv and that was a mistake.they replaced 7 windows in my house and had a quote lifetime warranty.they were double hung and gas filled for supposedly to help with heat savings.the cost seemed alittle high to me but i knew nothing about installing windows so it seemed okay.after a few years several of the windows had started discoloring from the gas leaking between the panes.well guess what,the place that the company gets windows from went out of business so i had no warranty on them.the installers did a fine job on the windows but the windows were overpriced junk.i learned my self how to replace windows and have one at a time done them.i went to lowes and got some pella replacement windows for around 200 bucks apiece.that was over 20 years ago.ive learned to do many home repairs without calling some one every time something goes wrong.

Its been a while since I installed windows in my house. I used Kolbe and Kolbe and some Marvin windows. I did 2 pane windows back then. I'd go 3 pane, especially where you are at. The place I delt with was a distributor. So a bit better pricing. I shimmed then level, then nailed them in place. Mine was new construction. I remember they had exterior flanges, that have nail slots. Also, tape seamed those flanges. Then I uses the spray foam. I used the 'hard stuff in the corners. Then the soft stuff on the top and side, from the inside. 

       I am doing vinyl windows on my Mobile home in WV. Still, not cheap.

don't forget to flash it the window sill (preferably the entire jamb) before window install. Stretch tape your corners. Always think about where the water shouldn't go, where you want it to go, and finally where its really gonna go. Flash the window corners to the siding to prevent the side j-channels from becoming water funnels that lead to the sheathing.

I worked at a Pella windows and doors about that time. Based in Grand Rapids MI. Knew nothing about windows (still kinda don't)  but when some of the contractors brought their removed junk windows in those pella units really looked nice!

 

Btw, that pella seal tape doesnt work well in conjunction with jeep floor pan repairs ;) oh the young and dumb days...

i think for the price of pellas theyre not a bad buy.of course theyre nicer windows out there but i have a 75 year old 1100 square ft house and its not worth spending crazy money on expensive windows.
