  1. So the deck is original to the house, built in 2002, but its in excellent shape. Quite ridged, good consistent color, doesn't shake when you are on it. Its quite a bit bigger at the bottom than on the top, but the sheer size of the base makes up for it, its really pretty big, above average even. I've always wanted a big deck.

  5. So basically this house is small right now, since its only a 2/1 and the lower level is unfinished that's why it was so cheap and only went for $12k over asking. So the plan is to bust through and get the lower level finished out before getting it on the rental market. Closing is set for June 3rd, and it takes a few months to get the rental permit done as well, so I have a doable, but short, window to get the place ready to rent.   7. I'll be brief backstory. Got married, wife had affair, got divorced, owed ex money in no fault state, did cash out refi on primary home to pay her, using rest to buy a vacation home that will also be rented on airbnb. I can finish off the lower level to add value.......and I get to finish it the way I want. Since the price is lower I would have a pretty good amount of cash left to play with, so I could potentially bust out the lower level before rental season this summer. And, since I would be doing most of the work, pretty much every dollar spent on the lower level will pay back at least a dollar on value or more. Which just gets me closer to 20% LTV to drop PMI. Since its a lower purchase price the cash flow situation is easier. So thats all good, the flipside is that I don't know what else is coming up in the future that might be nicer. I might spend 100k more and get much more for my money, including something that is furnished/turnkey where I didn't need to do any work. Still, I'll probably try to zip up this weekend and take a look.

So the bed came in from the cold, put it on jackstands, got the leaves back under it, used my stock XJ shackles leftover from the silver jeep since someone cut one of the MJ shackles at the junkyard....dammit. If I need more clearance I'll just buy some XJ lift shackles to get it back to the MJ length or some more. Then since I don't have tail lights I played around with a set of 2500 tail lights that Ive had forever, someone else did this and it looked ok so I thought I would try it. I can make it work but its not a real easy job to make them fit, lots of cutting and not good mounting options. I also got the flares I've had awhile for possible use on my MJ, since these are the painted flares, and tossed em on the bed since those were also pulled before I had a chance to grab it: So then I went and bought steel, 11g 3x3, and some 3" wide 1/8 strap. the inside of the Mj frame rail is almost exactly 3 1/8". New welder ready for action: Tacked it into place: Trying push vs pull: Ok not perfect welding, but so much better than the stick welder. So this will slide in, and then get plug welds from the frame sides and the end of the frame welded where its sticking out of the inside to the new bar.
  9. I got covid back in the summer. Didn’t realize it was covid but got a test to be safe.......it was covid. got my first shot at the beginning of the month, the day after my arm was pretty sore, enough that I took some ibuprofen before going to bed to help me sleep. last week I got the second shot, the day after in the afternoon I felt sleepy and chilled, napped in bed for a few hours and then took some ibuprofen and was fine. other people get knocked around hard by it. Just like covid, many people react very differently to it.

  11. Yes I went through the same thinking when I put the renegade setup on my CRD. Those renegade foglights are more for aesthetics than function, and they get pretty beat up sitting out on the front, whereas the grill foglights are pretty protected.

Copy Paste from something I posted on LOST trying to get interest in these, if anyone here is interested or knows any KJ owners that might be interested, spread the word if you think that they are interested. I'm talking to a manufacturer who can make a derivative of a JK wrangler foglight for out KJs that is bolt in. The modification required is small, but requires a new mold be made for the aluminum housing. With this modification to the housing these lights are a bolt in replacement, and for a vehicle already equipped with fogs its a 10 minute install. However, the tooling cost is $3200 to get the modified mold made. No way in hell I'm personally taking that on. My thought is that with enough interest from owners willing to commit to sharing the change order costs we could get an attractive price per unit/owner for the change. Since these are not being imported by the container full shipping costs are fairly high from China to US, and then within the US as well. My thoughts are roughly this, I create a gofundme where owners can commit a certain amount to share the cost of getting the mold made. Maybe set the price as $X = 1 share of the molding cost. When a total of Y shares have been bought via gofundme, each owner will be able to purchase a pair of lights per each "share" they bought AT COST delivered to their door. The cost of the share and the cost of the light would end up being less than purchasing a similar set of JK wrangler foglights, and also be bolt in. Basically you pre-order and place a deposit per light, and when they are ready for purchase you pay the remainder due per light. If I don't get enough pre-orders everyone gets their deposits back. Now that I typed that, thats a much easier way to explain it. Want more lights than you pre-ordered? You pay the regular price(TBD). Want to wait and see what the regular price is? Then this may not happen, the only way this can work is with people interested in committing now so in a couple of months we can these available. Lets just assume some numbers right now, $30 deposit for pre-order. $30 per pair of lights, $30 shipping to your door. Thats still less than comparable Wrangler lights which do not fit the KJ. Let me know your thoughts.
  15. So besides the XJ side of the project there is the overlanding side of the project. I'm going in a little different direction than what I would do personally, because I'm trying to think like the masses that go overlanding/glamping (Cobound?). So I picked up this lightly used, reportedly 6 times, Thule Tepui Roof Top Tent. It also came with a couple of extras. Sum together this would be about $2700 new, I bought it for $1500. Not cheap, but I'm pleased with the price, I think its depreciated enough I could always break even on reselling the tent if I needed to. Currently it is installed on my dads Jeep for testing before moving to the XJ permanently. Very spacious inside:
  16. I've been looking at having some vehicles as short term rentals. Turo lets you rent out vehicles just as a vehicle rental, and there are some other sites that let you rent out campers and such. Some of these things are pretty big money, but in purchase and in rental fees a day. I've decided I want to test the waters of this business with a low upfront cost vehicle setup. For this I'm going to build an XJ with a Roof Top Tent and misc camping gear. The goal is to provide all the gear someone needs for an overlanding vacation in Colorado, just pick up the vehicle, stop at the grocery store, and head for the hills. So I picked up this super clean XJ that needs a motor. Its been really really well taken care of, not a spot of rust on it, its hard to believe it has 270k on it. It has a 3-4 inch RE lift on it, a 231 with SYE, and some new stock rear springs(needs rear lift!). I need to finish up my cousins Jeep before I tear into it: It's making a terrible racket, I was hoping it was top end in the head, but nothing seems off in the head, so I'm thinking its a rod knock even though it sounds much higher, maybe its a problem in a piston/wrist pin? Who knock but ill figure it out when I tear down the engine and rebuild it.
  17. So a friend and I partnered on this one for a flip. Guy was a flake and several of us had messaged him without response, so I messaged him and he responded to me. Zipped down after my closing on my refi, and checked it out, he thinks it needs a motor and it wouldn't start, so I am assuming the worst and will be rebuilding a motor for it. Plan is to put a new motor in, do some maintenance, some cleanup, put a set of JK tires/wheels on it, and then resell.

  19. Top off the fluid. These things need to be at full or above. If it’s on Min it’s too low.
  20. A YJ pcm won’t work in a 97+ XJ. ecus can be reflashed to a different PN in some cases. I had a customer in France needing a non security pcm for a 97xj, so we had a federal ECU reflashed to the California/export PN and to match his vin.

  23. Have it in tan but I’m sort of wanting to keep my tan parts tan and not paint them. I have the black B pillar covers and would like to source some black rocker/door jamb plastics. let me know if ya got it.

  25. I found it on Craigslist. Ya it was my intention to flip it. I never expected it to pull so much though. I figured I could get 6k locally and maybe 8k on BAT. I did not expect it to go so high. Never had something sell so high before.
